The MLS sets specific regulations about the information that can be shown on third-party websites. Unfortunately, neither you nor your broker can change these rules, which are rigorously enforced.
We diligently direct all inquiries about your flat fee listing to you, the seller. Typically, these leads are received via email, though occasionally we may get phone calls. Should a prospective buyer mention they have an agent, we advise them to have their agent coordinate with you for a showing.
It's important to note the diversity in website operations, meaning not all inquiries are routed to your listing broker. On platforms like Realtor.com, Trulia, and Zillow, inquiries often go to agents who pay for buyer leads in specific zip codes, bypassing your listing broker. These scenarios are beyond our control.
In cases where a buyer is unrepresented but wishes to engage an agent for viewing your property, they are entitled to do so. This aspect of buyer representation is a standard practice in real estate transactions.
You have the flexibility to terminate your listing whenever you choose, as long as you provide written notice to your broker and there are no pending contracts with a buyer brought in by a cooperating broker. Depending on the package you select, there might be a minor cancellation fee, though this isn't the case for all options. It's advisable to carefully examine each package to determine which suits your needs best. Please be aware that once your property has been listed by our broker, we are unable to offer any refunds.
If you purchase a listing with us, then decide not to list with the broker we assign you, you can cancel and get a full refund within 30 days of your initial purchase (less a $10 credit card processing fee). Once the listing process has been completed by the broker, you can request to cancel your listing on the MLS, however the listing fee is non-refundable.

Yes, real estate agents do not work for free. To be listed in the MLS, you must offer a commission to the agent who represents the buyer (the “cooperating broker” or “selling agent”). If a real estate agent presents an accepted offer and it goes to closing, you must pay the commission offered on the MLS listing. The commission is paid directly by you to the buyers brokerage firm at the close of escrow.

You provide the property information and photos, then complete the listing agreement, and our Flat Fee Listing broker will setup your MLS listing.
